Mr. Justice,
The other Party will take only a part of Wood[?] land & can't say but very little down will give good notes.[?] So I will just buy & take title to my Self & fix up with him hereafter I put in land, & $700. I pay $400 cash & give note at 6 percent for 12 mos. for but, unless you will take Horse or buggy or better.
All liens or encumbrances remained from land by Sellers. You pay me rent this [?] or for it.
If Mrs. Justice don't want to come to Town she can Sign & all___[?] before some[?] J. Pease & you come and clear[?] up.
To whom must I make title you or Mrs. Justice.
