and to have all the adits and passages properly sustained and
cleared of all rubbish and dirt
In case the proprietors should sell the mine within the period of the
lease, and the purchaser should not consent to the continuation of the
lease after 60 days notice, on tendering the amount of the rent received
by them for the use of the mine for the year preceding the day of the
surrender of the property-during the 60 days notice the tenant will have
time to remove his engine
As the Union County property is isolated, the Proprietors wish to be
able to offer that property for sale in one body, and do not wish to bind themselves so as to
prevent a sale of the property, but it is quite
probable that any purchaser would agree to continue the lease- If you
cannot make the arrangement for 3 years of for 3 years and four months
so as to include the time of putting up the engine, you may make it for
5 years on the above condition
Please have the Lease carefully drawn by some good Lawyer employed by
you, in which the interests of the Landlords shall be fully protected
